Fun Facts about Fort Wayne, IN
Allen County Summit City Asphalt Paving Authority and Northeast Indiana’s Most Active Residential & Commercial Blacktop Hub
Full-Service Asphalt Installation, Repair, Resurfacing & Protection for Fort Wayne Residential and Commercial Properties
Fort Wayne’s stature as Indiana’s second-largest city and the undisputed commercial, residential, and institutional hub of northeast Indiana — a city of diverse neighborhoods, significant commercial corridors along I-69, US-30, and Lima Road, and the full spectrum of residential and commercial property types that define a genuine mid-sized Midwest metro — creates asphalt paving, driveway installation, parking lot maintenance, repair, and sealcoating demands that require the experience, capacity, and genuine local expertise to serve Greater Fort Wayne’s full scope. Fort Wayne’s asphalt environment is defined by northeast Indiana’s climate: the city experiences an average of around 33 inches of snow annually, significant road salt application that saturates unsealed asphalt and degrades binder-aggregate bonding from below, and the freeze-thaw cycling that moves Indiana between above and below freezing dozens of times each winter and spring — creating the pothole formation, cracking, and base deterioration that Fort Wayne property owners recognize clearly every year after the snow melts. Allen County’s clay and silt loam sub-grade soils require appropriate base preparation on every new asphalt installation, and the city’s enormous existing pavement inventory creates consistent demand for the crack sealing, sealcoating, overlay, and resurfacing programs that extend Fort Wayne pavement life and prevent the expensive base failures that deferred maintenance produces.

Timeline: 8 Days
Project Snapshot
A commercial property manager overseeing a multi-tenant retail center in Fort Wayne — Indiana’s second-largest city and the economic hub of northeast Indiana — engaged Jordan’s Paving to address a deteriorating parking lot that had become a persistent issue for tenants and customers alike. The property included two parking areas of different ages, with the older section requiring extensive pothole repair and sealcoating, and a newer expansion area needing full asphalt paving to complete the lot.
Challenges
Fort Wayne’s location in the Maumee River valley places it in one of Indiana’s most active freeze-thaw zones. The city’s commercial parking lots take a compounded beating from winter road salt tracking — which accelerates oxidation and binder breakdown — and the weight cycling of delivery trucks, particularly in the turning radii and dock approach areas where concentrated stress causes reflective cracking and pothole formation. The older parking section had over thirty individual potholes of varying severity, several of which had grown to a size where vehicle undercarriage contact was becoming a liability concern for the property. The property manager needed the work sequenced to maintain customer access to all tenants throughout — complete closure of either lot section wasn’t acceptable.
Solution
Jordan’s Paving developed a phased execution plan that divided the work into quadrants, maintaining access to tenant storefronts throughout. The new parking expansion area was graded, based, and paved with hot mix asphalt to match the existing lot grade and drainage pattern. In the older section, all potholes were saw-cut to clean edges, base-repaired where necessary, and filled with hot mix asphalt — a permanent repair approach rather than the cold-patch temporary fixes that had been applied previously. Following pothole repair and a surface cleaning, a commercial-grade sealcoat was applied across the entire older section to unify the appearance and protect the surface from the upcoming winter salt exposure. Parking lot striping was reapplied upon sealcoat cure.
Results
The eight-day project delivered a fully functional and professionally maintained commercial parking lot across both sections. The phased access approach meant no tenant lost customer parking at any point during the project. The property manager noted that tenant complaints about parking lot conditions ceased entirely following completion.
“Fort Wayne winters are rough on parking lots and we had let things go too long. Jordan’s fixed every pothole the right way — not just cold patch that falls out in spring — sealed the whole old section, and paved the expansion area. Professional operation from start to finish.”
