A facility manager at an industrial property in LaPlace — a community in St. John the Baptist Parish situated along the River Road corridor between New Orleans and Baton Rouge, home to a concentration of petrochemical and manufacturing operations — contacted Jordan’s Paving to address deteriorating access roads and staging areas on their property. The asphalt throughout the facility had absorbed years of heavy truck traffic, chemical spill exposure, and subtropical weather cycling, and multiple sections had reached a condition that posed safety and operational concerns.
Challenges
LaPlace’s industrial properties face a paving environment shaped by three converging pressures: the constant stress of heavy commercial truck and equipment traffic, the chemical exposure risk inherent to petrochemical-adjacent facilities, and the extreme subtropical weather of the River Road corridor — where summer heat regularly pushes pavement surface temperatures well above ambient air temperature, softening binder and accelerating rutting under load. The facility’s access roads had developed significant alligator cracking in the high-traffic turning zones, longitudinal cracking along the road edges where base support had eroded, and multiple pothole clusters in the staging area that were creating tire damage and load-shifting hazards for drivers. Several drainage structures had also settled, creating ponding zones that were accelerating the base saturation problem.
Solution
Jordan’s Paving mobilized a full repair and resurfacing crew to work through the facility systematically. Pothole clusters and structurally failed zones were full-depth patched with hot mix asphalt, compacted to match surrounding grades. All active cracks were routed, cleaned, and filled with hot-applied crack sealant to stop water infiltration before the resurfacing layer went down. Drainage structure grades were adjusted to eliminate ponding zones. A full hot mix resurfacing course was then applied across all treated areas, restoring a uniform, load-bearing surface throughout the facility. The resurfacing was sequenced to maintain operational access to all active bays and staging zones throughout the project.
Results
The seven-day project restored all facility access roads and staging areas to safe, operationally sound condition. The combined repair, crack sealing, and resurfacing approach delivered a comprehensive solution that addressed both the surface symptoms and the underlying infiltration issues driving the deterioration cycle.
